A 53-unit townhome project is under construction on 48th Ave W, between 212th and 216th Streets SW. Some grading and foundation work has already been done and they have just received final land use approval from the City.
There are several interesting features of the development, Monterra. One is that the Monterra will features low-impact storm drainage features like an infiltration/rain garden instead of a traditional underground vault. By using a rain garden with plants, the flow of stormwater slows down and infiltrates do alleviate downstream flooding. Additionally, the plants clean the stormwater so that pollutants are removed instead of being released into streams.
Another item of note is that this project, according to the city, is “the first project constructed using the new multi-family design standards which includes meeting building design features such as modulation and visual interest on all sides of the building and site design elements such as a direct pedestrian access to all units, bicycle parking, and common, as well as private, open space areas.”
Each unit will have 2 or 3 bedrooms, 2.5 bathrooms a 2-car garage and be 1,135 to 1,690 square feet. There will also be a small private park on the site for residents. According to a sign at the site, prices will start around $200,000.

been watching this. HOping it motivates City of MLT to finally fix the patched-again-and-again, bumpy stretch of 48th between 221st and 212th. am I hopeful? not so much.
