City staff is proposing to redefine driveway length standards for townhouse and cottage house developments.
During the update to the subdivision code, Master Builders of King & Snohomish Counties expressed concern over how the proposed subdivision code would affect fee simple unit lot subdivisions. Master Builders representatives submitted a “beta test” fee simple subdivision for review under the proposed subdivision code. It was discovered that the proposed subdivision code would not adversely affect the ability to develop the fee simple unit lot subdivision; rather it was the driveway length standards of the zoning code (limiting driveways on townhouse and cottage house development to no longer than 250 feet) that would prove problematic for the proposed development.
The proposed amendment would eliminate the 250-foot maximum length provision and instead require conformance to all fire code access and turn-around requirements.
Under the proposed amendment, conformance would be determined during the site plan review process on a case-by-case basis, allowing consideration of multiple means to achieve the same result.
